AUGUST 2026 Real Estate Market Update Comox Valley & Campbell River Vancouver Is.


Quick review of the past month in Real Estate Vancouver Island.

July was a quieter month for real estate in both Campbell River and the Comox Valley, 
with sales easing from June and also coming in below July 2025 levels. 

Across the VIREB area, detached-home sales were down about 11% month over month and 12% year over year, yet benchmark prices remained remarkably stable. 
Campbell River saw 41 detached-home sales in July, down from 52 in June, while the Comox Valley recorded 56 sales compared with 67 the month before.
 Despite the slower pace, benchmark values held close to June levels, reinforcing that this is not a market in free fall—it is a market where buyers have more time, more choice and far less urgency.
Economic uncertainty, global conflict, tariffs, borrowing costs and general consumer caution are all contributing to a more measured mindset, while summer holidays naturally take some buyers out of the market as well. 
The strongest activity continues to be in more attainable price ranges, and properly priced homes are still attracting attention. 

For sellers, the message is clear: pricing, presentation and realistic expectations matter more than ever. 
For buyers, this can actually be an excellent market to take time, complete proper due diligence and negotiate with less pressure. 

July’s market is best described as patient rather than weak—buyers are still willing to purchase, 
but today’s property has to convince them.
